Fall Creek Resort and Marina overlooks Fall Creek Cove at the northwest end of Anderson Ranch Reservoir in the Trinity Mountains of Central Idaho. The resort is a destination for water sports lovers of all types during the summer and snow lovers in the winter time. The area is a great place for hunting and fishing, hiking and biking, and those who enjoy camping in a tent or RV. The two-story 14,000 sq. ft. lodge includes a restaurant, bar, and 11-room motel. The dining room seats 75 with additional seating on the outdoor deck and patio. The kitchen is fully equipped with a hood system (including fire suppression), grills, fryers, walk-in and free standing refrigerators, freezers, dishwasher and sinks. A complete keg-to-tap system is in place at the full-service bar, even though most beer sales are made by the can. Pool tables and video games are set to one end of the dining area. Four of the motel rooms have two beds; the remaining rooms have one bed each. There is a fitness facility and sauna, along with pay showers for those who are not staying in the motel. There is a 2000 sq. ft. two-bedroom, two-bath living area above the kitchen that can serve as the owner s residence. The marina store is approximately 2000 sq. ft. on two floors and provides boating supplies, food and beverages, propane, gasoline and an RV dump station. Boat moorage is available by the day, month, or season with a 50-boat capacity for long-term moorage. Outdoor camping is available on 20 dry camping spots. Renters make reservations in advance and are charged by the family instead of by the space. A minimum two-day charge is required. RV campers have 37 spots available including power and water. About half the renters stay for the full summer season (5 months) while others rent by the month or the day. A dump station is available for holding tanks. The resort will pump holding tanks for monthly renters for a small fee.

Facilities: 14,000 sq. ft. lodge and motel plus 2000 sq. ft. marina store, 37 RV spots, 20 camp sites, and up to 50 moorage slips. The entire resort is located on 6.8 acres of land leased to the operator at about $1400 per year. The permit granted by the US Department of Agriculture (US Forest Service) is typically renewed every 10-15 years.

Competition: There are no other resorts or marinas on Anderson Ranch Reservoir. Most land in the area is owned by the Forest Service.

Growth/Expansion: The resort is well-known to those who frequent the reservoir for recreation. A new owner may add services and marketing efforts to increase off-season use of the facility. Large groups do rent the entire facility for large gatherings during the winter months.
