We are selling the stores because we bought them as a long term investment at the beginning of 2009 but I was just informed I am being transferred to Idaho so there's no way for my wife and I to effectively run the stores from that distance with a new child. The stores are children s interactive retail stores. Our Lincoln stores is a family fun center where kids can play in inflatable s, make and dress their own stuffed animals and build and race their own cars. The Omaha store is more focused on the bear and car building/customizing. We have a new set of fixtures for Omaha that we will install before the new owner takes over that are valued at well over $30,000.00. The employees do not know the stores are for sale. We have a strong manager but it would be even more ideal if the new owner was to work in one of the stores. We took over Lincoln from the previous owner in February and opened Omaha in April of 2009. We have negotiated the rents down in Lincoln from what the previous owners had and that is locked in for 18 months. Omaha is being renegotiated now for a new lease that starts in April and should stay around $1,500/mo. Both of our leases have included utilities (except phone/internet) so far. Competition: We are the only store of our type in either mall and only have one competitor in all of Omaha and none in Lincoln.
